Argan Business Park

ARGAN Business Park, a state-of-the-art office building, is laid out on a perimeter oval ring with a built up area of 21,163 m2, and a storage area of 1,576 m2. The project is designed by the reputable architect Bernard Khoury with a vision to the future to create a life balance for its occupants and the communities interacting with it. ARGAN Business Park focuses always on creating a unique sense of belonging for its tenants, ensuring that all business needs are met.

The project consists of 9 linked buildings which form an elliptical shape that surrounds a landscaped garden along with a central service area. The whole concept is tailored to clients who wish to take advantage of the latest in SMART building systems with a main focus on energy and water usage optimization and tenant comfort.

Overlooking Arabian Gulf Sea and Kuwait City waterfront, the location is selected carefully to provide a calm and serene experience on the coastal belt of Kuwait as well as easy access to future key developments and causeways. ARGAN Business Park is positioned directly adjacent to the Sheikh Jaber Al-Ahmad Al-Sabah Causeway, offering direct access to Subiyah, which is to be home to the Silk City project. This will also place traffic within a few kilometers of the multi-billion-dollar container harbor being built on Boubyan Island, a trip normally taking 90 minutes expected to take only 30 minutes after completion.

Layout & Spaces

Through its elliptical design, the ARGAN Business Park joins together several double story buildings, with bridges connecting individual buildings on the upper floors, and gates leading both to the outside of the ellipse and internal park features at several points around the complex.

Private basement parking and storage spaces run underneath the full ellipse, offering tenants an opportunity to keep their vehicles out of the elements year round with direct access through elevators to the front area of their space, or alternatively a healthy short stair climb to the internal nature area of the park.

Design & Location

ARGAN Business Park was developed to support businesses by providing them with fully-serviced office spaces that help their occupants perform at their best. The park is located on the coast of the Arabian Gulf in the Shuwaikh Free Trade Zone, providing a calm and serene experience on the coastal belt of Kuwait. This specific location of the coast is a natural resting area to various migrating birds, including flamingos, providing unique wildlife views during the year.

The large oval-shaped Park was designed to allow for a birds’-eye view of the center of the complex, as well as the external surroundings overlooking the Sheikh Jaber Al-Ahmad Causeway, which provides new strategic highway routes to facilitate planned development to the north of Kuwait City. The building is designed to offer a panoramic view of the sea and city by using horizontally elongated windows which frame the outdoor scenery.

ARGAN Business Park is also home to the country’s first Leadership in Energy & Environmental Design (LEED) certified building, the Headquarters of ALARGAN International Real Estate Company. The first development in Kuwait to obtain a LEED ranking from the program, which is awarded by the U.S. Green Building Council (USGBC), the Platinum certified building was designed, constructed and remains operated under strict guidelines to ensure it maintains its ranking, which includes offering numerous green friendly initiatives for the benefit of all tenants of the ARGAN Business Park.

GREEN FEATURES

ARGAN Business Park is home to a variety of environmentally friendly features found in the common areas of the complex. This includes:

• Non-smoking policy throughout the enclosed buildings, but provision of designated smoking areas within the outdoor park.
• High solar reflectance index (SRI) coating on roofs to avoid heat-islands.

LEED Certification

ALARGAN International Real Estate Company is the first company in Kuwait to become a member of the United States Green Building Council (USGBC) as well as the country’s first company to obtain the Platinum ranking for the Leadership in Energy & Environmental Design (LEED) program, which is awarded by USGBC. ‘
